Integrated Management
Clients can appoint ECPM for an individual service or across several areas, depending on the property and the scope required.
In every case, ECPM works for the owner, coordinating the relevant advisers and specialists and maintaining clear oversight of the work, costs and decisions involved.
Development Management
ECPM provides client-side management of construction and refurbishment programs on the owner's behalf.
We appoint and coordinate architects, contractors and consultants, oversee program and budget, manage procurement and change control, and maintain oversight of delivery throughout.
Our role is client-side throughout. ECPM acts for the owner, not the contractor, with clear reporting against the agreed program, budget and standard of delivery.
Design Management
ECPM manages the design process from initial concept through specification, procurement and installation.
We coordinate interior designers, specialist suppliers and furnishing programs, maintaining the integrity of the agreed brief as the project moves from design into delivery.
Design judgment is applied on the owner's behalf throughout, with oversight across both the design intent and its execution.
Property Management
ECPM manages the day-to-day operation of the residence, whether it is occupied year-round, used periodically or temporarily unoccupied.
This includes household staffing and supervision, planned and reactive maintenance, insurance, security, grounds, utilities and vendor management.
Budgets and expenditure are overseen alongside the operation of the property, supported by regular reporting to the owner so that standards are maintained whether or not the owner is in residence.
Sales Management
ECPM manages the property throughout the course of a sales campaign.
We oversee its preparation and presentation, coordinate brokers and marketing, manage viewings and continue to supervise the day-to-day operation of the residence while it is on the market.
This maintains continuity across the property and ensures its presentation and operation are managed to the same standard until the sale is complete.
How We Are Engaged
Every ECPM appointment is documented through a written management agreement setting out the agreed scope, term and deliverables.
ECPM charges a fixed monthly management fee for that scope, benchmarked against relevant market rates for client-side development management and estate property management.
Third-party costs are procured on the client's behalf and recharged separately. ECPM's management fee remains separate and transparent.
